If you’re house-hunting around Aubrey, the sheer number of new communities can be dizzying — and the mailing addresses can be misleading, since several “Aubrey, TX 76227” neighborhoods actually sit just outside the city limits. Here’s a straightforward guide to the major master-planned communities in and around town, what they offer, and the school-zoning details worth double-checking.

Sandbrock Ranch

One of Aubrey’s largest and best-known communities, Sandbrock Ranch was founded by the family behind Highland Homes, with builders including Highland, David Weekley, and Coventry. Its amenities are a genuine draw:

  • The Carriage House amenity center and fitness center
  • A splash pad and roughly 150 acres of green space
  • Two catch-and-release fishing lakes — Lake Sadie and Lake Gertie
  • A treehouse-style “Lookout” and a dog park

One important detail: Sandbrock Ranch is zoned to Denton ISD (with an on-site Sandbrock Ranch Elementary), not Aubrey ISD. Always confirm zoning for a specific address.

Silverado

A large D.R. Horton master-planned community, Silverado has built around 1,500 homes with capacity for many more over time. Amenities include pools, pickleball, and basketball, and it added an on-site elementary school that opened in 2020.

ArrowBrooke

Spanning 410-plus acres, ArrowBrooke is an amenity-rich community with a heavy presence of Bloomfield Homes. Expect pools, parks, and trails, and a steady stream of new construction as it continues to build out.

Winn Ridge

Established around 2018 in the 76227 area, Winn Ridge offers homes across a wide range of sizes (roughly 1,373 to 3,663 square feet in listings) with community parks, greenbelts, and pools.

Smaller and neighboring communities

  • Aspen Meadows — a smaller planned community (around 312 homes) cited alongside the larger developments.
  • Union Park — a Hillwood community on the Aubrey border that is generally attributed to Little Elm, not Aubrey proper.
  • Cross Oak Ranch and Paloma Creek — real 76227-corridor communities often given Aubrey mailing addresses, but located in the Cross Roads / Oak Point area rather than inside Aubrey’s city limits.
  • Providence Village — a neighboring master-planned community that is its own incorporated town, split between Aubrey ISD and Denton ISD.

The newcomer’s checklist

Before you fall in love with a specific home, verify three things for that exact address:

  1. City limits vs. mailing address. A “76227” or “Aubrey, TX” address doesn’t always mean you’re inside the City of Aubrey.
  2. School district. Aubrey ISD and Denton ISD both serve parts of the corridor — even within a single community.
  3. HOA and amenity access. Confirm dues and which amenities your section actually includes.
